United Wholesale Mortgage (UWM) makes loans through mortgage brokers. Your PMI request goes to the company that services your loan, the one you pay each month. That is usually UWM, but not always. This guide covers how to tell, and how to ask UWM when it is your servicer.
Servicer policies, fees, forms, and phone numbers change over time. We checked the details below against UWM's own pages and filings on October 17, 2026. Confirm the current requirements with UWM before you act.
Step 1: Find Out Who Services Your Loan
UWM's 2025 annual report says it keeps the servicing on most of the loans it makes and sells the servicing on others, usually in bulk.
UWM is also moving its servicing in-house. It has used an outside subservicer for the loans it keeps, and expects to move substantially all of them to its own platform by the end of 2026. In March 2026, UWM said the loans it closes will be serviced by UWM, with the option to pay through Bilt.
To find out who services yours:
- Call UWM at 888-896-9658. The line is open 24 hours a day. Ask whether UWM services your loan.
- Use MERS ServicerID at mers-servicerid.org. It is free and looks up the servicer of a loan registered with MERS by property address.
- Look for a transfer notice in your mail. When servicing changes hands, you are sent a notice that names the new servicer.
If another company services your loan, send your request there. Our other servicer guides cover many of the large ones.
Step 2: Confirm You Have the Equity
Your loan-to-value ratio is your current principal balance divided by your home's value. For borrower-paid PMI on a conventional loan:
- 80% of the original value: you can ask in writing to cancel PMI.
- 78% of the original value: PMI must end automatically on the original payment schedule, as long as you are current.
- Current value: if your home has gained value, Fannie Mae and Freddie Mac loans can qualify at 75% or less between years 2 and 5, and 80% or less after year 5.
You also need to be current, with no payment 30 or more days late in the last 12 months and none 60 or more days late in the last 24 months.
The 80% line
PMI can be requested below 80% LTV.
Below 80%
You can request PMI cancelation in writing.
At 78% (scheduled)
By law, your servicer must remove PMI.
Step 3: Call UWM, Then Write
UWM does not publish a PMI cancellation process. Call Customer Care first and ask what loan-to-value ratio your loan needs, which valuation UWM will accept, who orders it, and what it costs. Then send a signed letter with your name as it appears on the loan, your loan number, the property address, and a clear request to cancel PMI.
UWM Mortgage Servicing Phone: 888-896-9658 (24 hours) Mail: UWM Mortgage Servicing, 585 South Blvd. E, Suite 300, Pontiac, MI 48341
UWM names the same Pontiac address for requests for information, qualified written requests and notices of error. A servicer must acknowledge a written request for information within 5 business days and answer most within 30 business days, so it is a good way to get UWM's requirements in writing.
Step 4: Expect to Pay for a Valuation
A request based on current value needs a valuation, and you pay for it. UWM's published fee schedule lists an appraisal at $350 to $1,000, depending on the property and location, and a broker's price opinion at typically $135 to $500. Ask which one UWM needs for your loan before you pay.
The Bottom Line
Start by confirming UWM services your loan. If it does, get its requirements on the phone and in writing, and check which valuation it wants before you pay. If it doesn't, the request goes to the company that does.
PMI Ninja handles UWM requests from start to finish. We confirm who services the loan, check your equity before any valuation is ordered, and follow up until PMI is confirmed removed in writing.
