Step 5: The One Detail Nobody Expects
PMI premiums are paid a month in arrears. That means after your removal is approved, you will still pay one more premium — the one covering the previous month. It is not an error, and it is not the servicer failing to action your request.
This is the single most common reason a homeowner thinks a PMI removal didn't work. Check the statement after next, not the next one, before you conclude something has gone wrong.
Step 6: Confirm It, in Writing
The approval letter is your record — keep it. Then check that the charge has actually left your payment rather than moved somewhere else on the statement. If PMI is still appearing two statements after approval, call with the approval letter's date in front of you.
Never stop paying PMI on your own while a request is in flight. Paying short creates a delinquency, and a delinquency breaks the payment-history rule in Step 2 — losing you the cancellation you asked for.
