ServiceMac is a subservicer and part of First American. It does servicing work for the companies that own the servicing rights to mortgages. If ServiceMac services your loan, your PMI request goes through ServiceMac. The rules that decide it come from federal law and from the owner of your loan, such as Fannie Mae or Freddie Mac.
Servicer policies, fees, forms, and phone numbers change over time. We checked the details below against ServiceMac's own pages on October 17, 2026. Confirm the current requirements with ServiceMac before you act.
Step 1: Check Whether Your Lender Has Its Own Site
Some lenders give their customers a website or app under the lender's own name. FairwayHomeHub.com is one: it says ServiceMac provides certain servicing functions for Fairway. Movement Mortgage's servicing app is published by ServiceMac.
If your lender gave you its own site or phone line, start there. We have separate guides for Fairway and Movement. If your account is at MyServiceMac.com, follow the steps below.
Step 2: Confirm You Have the Equity
Your loan-to-value ratio is your current principal balance divided by your home's value. For borrower-paid PMI on a conventional loan:
- 80% of the original value: you can ask in writing to cancel PMI.
- 78% of the original value: PMI must end automatically on the original payment schedule, as long as you are current.
- Current value: if your home has gained value, Fannie Mae and Freddie Mac loans can qualify at 75% or less between years 2 and 5, and 80% or less after year 5.
You also need to be current, with no payment 30 or more days late in the last 12 months and none 60 or more days late in the last 24 months.
The 80% line
PMI can be requested below 80% LTV.
Below 80%
You can request PMI cancelation in writing.
At 78% (scheduled)
By law, your servicer must remove PMI.
Step 3: Start a Mortgage Insurance Removal Request
The MyServiceMac.com home page has a Mortgage Insurance Removal request. It asks for your loan number and the last four digits of your Social Security number.
ServiceMac does not publish its requirements or how long a review takes. Ask what loan-to-value ratio your loan needs and which valuation it requires. For a paper record, also mail a signed letter with your name as it appears on the loan, your loan number, the property address, and a clear request to cancel PMI. Keep a copy and note the date you sent it.
Step 4: Know What It Can Cost
ServiceMac's fee schedule, as of January 1, 2026, lists these charges:
- Reviewing a PMI cancellation request: from no charge to $25, not counting the valuation.
- Broker price opinion: up to $200.
- Appraisal: up to $1,500, and more for a non-conforming property or one in a rural or remote area.
The schedule does not say which valuation a PMI request needs. Ask ServiceMac which one your loan requires, and what it will cost, before you agree to it.
Step 5: Phone and Mailing Addresses
ServiceMac publishes these contacts for homeowners:
ServiceMac Customer Service Phone: 844-478-2622 (Mon–Fri 8:30 a.m.–8 p.m. ET, Sat 9 a.m.–3 p.m. ET) Email: support@servicemacusa.com Online: MyServiceMac.com → Mortgage Insurance Removal Mail: ServiceMac, LLC, 9726 Old Bailes Rd, Suite 200, Fort Mill, SC 29707 Error notices and information requests: ServiceMac, LLC, Attn: Mortgage Resolution Unit, P.O. The Bottom Line
ServiceMac services your loan for the company that owns the servicing rights. Start at your lender's own site if it gave you one, or at MyServiceMac.com. Ask which valuation your loan needs before you pay for one: under ServiceMac's fee schedule, an appraisal can cost up to $1,500.
