Movement Mortgage publishes a two-page guide to removing PMI from the loans it services. It covers conventional loans on one-unit primary residences and second homes. This page sets out what that guide and Movement's servicing FAQ say. It applies while Movement services your loan. If your loan has moved to another servicer, that company handles the request.
Servicer policies, fees, forms, and phone numbers change over time. We checked the details below against Movement's own pages on October 17, 2026. Confirm the current requirements with Movement before you act.
Step 1: Pick the Route That Fits
Movement lists four ways to remove PMI, following Fannie Mae and Freddie Mac rules:
- Current value. If your home has gained value and the loan closed more than 2 years ago, you can pay for an appraisal. Between years 2 and 5, it must show a loan-to-value ratio of 75% or less. After year 5, it must show 80% or less.
- Paying down the balance. Once your balance reaches 80% of the home's original value, you can ask Movement to review the loan. Extra principal-only payments get you there sooner.
- Recasting. After a recast, you can ask for PMI removal as a separate request. Removal is not guaranteed.
- Automatic termination. PMI must end on the date your balance is scheduled to reach 78% of the original value, or on the first day of the month after the halfway point of the loan, whichever comes first.
On a purchase, the original value is the lower of the appraised value and the sales price. On a refinance, it is the value used to qualify the loan.
The 80% line
PMI can be requested below 80% LTV.
Below 80%
You can request PMI cancelation in writing.
At 78% (scheduled)
By law, your servicer must remove PMI.
Step 2: Know What the Valuation Costs
On the pay-down route, Movement runs a free automated valuation when it can. If none is available for your property, you pay for a separate valuation. Movement puts that at $150 to $200 in most cases, and over $400 for some property types and markets. The valuation has to show that the home has not lost value since closing.
On the current-value route, you pay for an appraisal. Movement's guide does not give a price for it. If the appraisal does not reach the threshold, the request is denied.
Step 3: If the Value Comes In Short
Movement lets you pay the difference. You have 120 days from the appraisal to pay the balance down to the required amount. After the payment posts, send a new PMI Removal Request Form. Without a new form, Movement says it has no way to know what the payment was for.
Step 4: Meet the Timing and Payment Rules
- Payment history: no payment 30 days late in the last 12 months, and none 60 days late in the last 24 months.
- The 2-year wait: on the current-value route, you must wait 2 years from closing before ordering the appraisal, unless you have made substantial improvements.
Movement counts renovations that make the home more marketable and extend its life, such as kitchen and bathroom remodels or added square footage. Repairs and upkeep do not count. You send a list of the improvements, their costs and completion dates, and the list is reviewed before an appraisal is ordered. With improvements, the appraisal must show 80% or less.
Step 5: Submit the Request

Step 6: The Review
Movement says the review takes 30 days from your request on the original-value route, or 30 days from the completed appraisal on the current-value route. The result comes by mailed letter. If PMI is removed, the letter gives the date your new payment starts. Keep paying the old amount until Movement bills you the new one.
Extra principal payments do not trigger automatic removal. Automatic termination follows the original payment schedule, not your actual balance. If you paid ahead to reach 80%, you still have to ask.
The Bottom Line
Movement publishes a clear process. The choice that matters is the route: pay-down if you are near 80% of the original value, current value if your home has gained value and you are past year 2. The appraisal is the cost you can lose, so check the numbers before you order one.
