How to Remove PMI When LoanCare Services Your Loan

How to cancel PMI when LoanCare services your loan: its online Mortgage Insurance Removal request, the 30-day reply window, and where to send a letter.

LoanCare is a subservicer. It services mortgages for banks, credit unions and independent mortgage companies, and it is part of Fidelity National Financial. If LoanCare services your loan, your PMI request goes to LoanCare. It publishes a short process: you submit a request, LoanCare reviews the loan, and it answers by mail.

Servicer policies, fees, forms, and phone numbers change over time. We checked the details below against LoanCare's own pages on October 17, 2026. Confirm the current requirements with LoanCare before you act.

Step 1: Confirm You Have the Equity

Your loan-to-value ratio is your current principal balance divided by your home's value. For borrower-paid PMI on a conventional loan:

  • 80% of the original value: you can ask in writing to cancel PMI.
  • 78% of the original value: PMI must end automatically on the original payment schedule, as long as you are current.
  • Current value: if your home has gained value, Fannie Mae and Freddie Mac loans can qualify at 75% or less between years 2 and 5, and 80% or less after year 5.

You also need to be current, with no payment 30 or more days late in the last 12 months and none 60 or more days late in the last 24 months.

The 80% line

PMI can be requested below 80% LTV.

Below 80%

You can request PMI cancelation in writing.

At 78% (scheduled)

By law, your servicer must remove PMI.

Step 2: Submit a Mortgage Insurance Removal Request

LoanCare asks you to submit a request for a mortgage insurance review. In your online account at myloancare.com, use the submit-a-request feature and choose Mortgage Insurance Removal. LoanCare reviews your loan against all of its eligibility criteria and tells you whether PMI will be removed.

If you made improvements that added value to the home, upload proof through the same request. Files can be up to 10MB.

Step 3: Allow 30 Days

LoanCare says to allow up to 30 calendar days for processing and a reply by regular mail.

Step 4: Phone and Mailing Addresses

For questions, or to put your request on paper as well, LoanCare publishes these contacts:

LoanCare Customer Care Center Phone: 1-800-274-6600 (Mon–Fri 8 a.m.–9 p.m. ET, Sat 8 a.m.–3 p.m. ET) Customer support mail: LoanCare, Attn: Consumer Solutions Department, P.O. Box 8068, Virginia Beach, VA 23450 Information requests and error notices: LoanCare, Attn: Office of the Customer, P.O. Box 8068, Virginia Beach, VA 23450

LoanCare does not publish what a valuation costs. If it needs one to confirm your home's value, ask the type and the price before you agree.

A Recast Does Not Remove PMI by Itself

LoanCare says a recast does not remove PMI automatically. The balance is one factor among several, and LoanCare reviews PMI eligibility after the recast is complete.

The Bottom Line

LoanCare's process starts with an online request and ends with a letter within 30 days. Check your equity and payment history first, and ask what any valuation costs before you agree to one.

PMI Ninja handles LoanCare requests from start to finish. We check your equity before any valuation is ordered and follow up until PMI is confirmed removed in writing.
