Guild Mortgage makes loans and services them itself. If Guild services your loan, your PMI request goes to Guild. Guild's public help center has no PMI request form, so the request is a phone call followed by a signed letter. This page sets out what Guild publishes.
Servicer policies, fees, forms, and phone numbers change over time. We checked the details below against Guild's own pages on October 17, 2026. Confirm the current requirements with Guild before you act.
Step 1: Confirm Guild Services Your Loan
Guild says it both lends and services home loans. It also takes over servicing from other lenders, so your loan may have come to Guild after it closed. Either way, if you pay Guild each month, Guild handles your PMI request.
Step 2: Check That Your PMI Can Be Cancelled
- Borrower-paid PMI on a conventional loan can be removed. FHA, USDA and VA loans follow different rules.
- Lender-paid mortgage insurance stays until the loan is paid off. If your lender paid the premium in exchange for a higher interest rate, there is no monthly PMI to cancel.
Step 3: Know the Equity You Need
When you rely on your home's current value, Guild's mortgage insurance article gives the standard investor thresholds:
- 2 to 5 years into the loan: 25% equity, which means a loan-to-value ratio of 75% or less.
- After 5 years: 20% equity, or 80% or less.
Paying the balance down is the other route. Under the Homeowners Protection Act you can ask in writing to cancel PMI once the balance reaches 80% of the home's original value. PMI must end automatically when the balance is scheduled to reach 78%, as long as you are current.
The 80% line
PMI can be requested below 80% LTV.
Below 80%
You can request PMI cancelation in writing.
At 78% (scheduled)
By law, your servicer must remove PMI.
Step 4: Call Guild's Loan Servicing Line
Ask what loan-to-value ratio your loan needs, which valuation Guild will accept, who orders it, and what it costs. Write down the answers.
Guild Mortgage loan servicing Phone: 800-365-4441 (Mon–Fri, 5 a.m.–5 p.m. PT) Mail: Guild Mortgage Company, LLC, Attn: Customer Service Department, 5887 Copley Drive, 3rd Floor, San Diego, CA 92111
Step 5: Put the Request in Writing
Mail a signed letter to the customer service address above. Include your name as it appears on the loan, your loan number, the property address, and a clear request to cancel PMI. Keep a copy and note the date you sent it.
To get Guild's requirements in writing, send a request for information to the address Guild lists for complaints, notices of error, requests for information and qualified written requests:
Guild Mortgage Company, LLC c/o Compliance Management Division-Complaints 5887 Copley Drive San Diego, CA 92111
Guild says it acknowledges these letters within 5 business days and, in most cases, answers within 30 days.
Step 6: The Valuation
A request based on current value needs a valuation, and you pay for it. Guild's published servicing fee schedule does not list a valuation fee, so ask the cost on the call before you agree to one.
The Bottom Line
Guild services its own loans, so the request goes to Guild. Confirm your PMI is borrower-paid, check which threshold applies to you, get Guild's requirements in writing, and send a signed letter.
PMI Ninja handles Guild requests from start to finish. We check your equity before any valuation is ordered and follow up until Guild confirms in writing that PMI is removed.
