Fairway Independent Mortgage keeps the servicing on some of its loans and transfers the rest to other servicers. Your PMI request goes to whichever company services your loan when you ask. So the first step is finding out who that is.
Servicer policies, fees, forms, and phone numbers change over time. We checked the details below against Fairway's own pages on October 17, 2026. Confirm the current requirements with your servicer before you act.
Step 1: Find Out Who Services Your Loan
Fairway gives three ways to check:
- FairwayNEXT.com has a Find Your Loan tool that shows who your current servicer is.
- The transfer notice. If your servicing was transferred, Fairway mailed a Notice of Servicing Transfer in a green Fairway envelope. It names the new servicer.
- Fairway Customer Experience: (800) 201-7544, weekdays 8:30 a.m. to 5 p.m. Central, or servicing@fairwaymc.com. Fairway will send you a copy of your transfer notice.
Fairway lists these servicers as companies that may receive its loans:
- ServiceMac (Fairway's retained servicing): 1-877-297-5350
- M&T Bank: 1-866-820-1668
- Rocket Mortgage: 1-877-372-0512
- RoundPoint Mortgage Servicing: 1-877-426-8805
- Chase: 1-800-848-9136
- Shellpoint Mortgage Servicing: 1-800-365-7107
- Webster Bank: 1-800-270-5400
- Dovenmuehle (DMI): 1-800-669-4268
- LoanCare: 1-800-274-6600
- Mission: 1-855-626-9167
If your loan went to one of these companies, follow that servicer's process. We have separate guides for Rocket Mortgage, Chase, Newrez (Shellpoint), Dovenmuehle and LoanCare.
Step 2: If Fairway Kept Your Loan
Loans Fairway keeps are managed at FairwayHomeHub.com. ServiceMac does some of the servicing work on Fairway's behalf, which is why Fairway lists it as its retained servicing. The site has a Mortgage Insurance Removal request you can start without logging in.

Step 3: Fairway's Rules for Removing PMI
Fairway's help center sets out its requirements:
- You can request removal when your balance is at or below 80% of the home's original value. Current value may also be used, depending on eligibility.
- You need a strong payment history and must be current on the loan.
- The home's value must not have declined.
- PMI cancels automatically when the loan is scheduled to reach 78% of the original value, as long as you are current.
For a request based on current value, Fannie Mae and Freddie Mac loans generally need 75% or less between years 2 and 5, and 80% or less after year 5.
The 80% line
PMI can be requested below 80% LTV.
Below 80%
You can request PMI cancelation in writing.
At 78% (scheduled)
By law, your servicer must remove PMI.
Step 4: The Valuation
Fairway may require a valuation, either an appraisal or a broker price opinion, especially when you ask based on current value. It must be arranged through Fairway. You cannot order your own, and you pay the fee. Fairway says fees are usually non-refundable once the inspection is done, and approval is not guaranteed. Fairway does not publish the amount.
Step 5: If Your Loan Is Being Transferred
Fairway says a PMI request cannot be processed until the loan has moved to the new servicer. If you just received a transfer notice, wait for the transfer date, then send your request to the new servicer.
After a sale, Fairway cannot change who your new servicer is. With your written authorization, it may speak up for you with the new servicer.
The Bottom Line
Find your servicer first. If Fairway kept the loan, start the request at FairwayHomeHub.com and don't order a valuation yourself. If the loan moved, the new servicer's rules apply.
PMI Ninja handles Fairway requests from start to finish, whichever company services the loan. We check your equity before any valuation is ordered and follow up until PMI is confirmed removed in writing.
