Cenlar FSB is a subservicer. It services mortgages for banks, credit unions and mortgage companies, so many homeowners first hear of it when it takes over their loan. Your PMI request goes to Cenlar. The rules that decide it come from federal law and from the owner of your loan, such as Fannie Mae or Freddie Mac.
Servicer policies, fees, forms, and phone numbers change over time. We checked the details below against Cenlar's own pages on October 17, 2026. Confirm the current requirements with Cenlar before you act.
Step 1: Know Why Cenlar Has Your Loan
Cenlar says your financial institution asked it to service your loan. It processes your payments, runs your escrow account and sends you updates about your loan. Your online account is at loanadministration.com, and Cenlar also has a mobile app, Cenlar Mobile.
Step 2: Confirm You Have the Equity
Your loan-to-value ratio is your current principal balance divided by your home's value. For borrower-paid PMI on a conventional loan:
- 80% of the original value: you can ask in writing to cancel PMI.
- 78% of the original value: PMI must end automatically on the original payment schedule, as long as you are current.
- Current value: if your home has gained value, Fannie Mae and Freddie Mac loans can qualify at 75% or less between years 2 and 5, and 80% or less after year 5.
You also need to be current, with no payment 30 or more days late in the last 12 months and none 60 or more days late in the last 24 months.
The 80% line
PMI can be requested below 80% LTV.
Below 80%
You can request PMI cancelation in writing.
At 78% (scheduled)
By law, your servicer must remove PMI.
Step 3: Contact Cenlar
Cenlar publishes these contacts for homeowners:
Cenlar FSB Phone: 1-800-2CENLAR (1-800-223-6527) Online: loanadministration.com (chat after you log in) Mail: 425 Phillips Blvd., Ewing, NJ 08618
Some lenders publish their own Cenlar phone line and mailing addresses for their customers. If your lender gave you one, use it.
Ask what loan-to-value ratio your loan needs, which valuation is required, who orders it, and what it costs. Then send a signed letter with your name as it appears on the loan, your loan number, the property address, and a clear request to cancel PMI. Keep a copy and note the date you sent it.
Cenlar's public pages do not describe a PMI process or a valuation fee, so get the answers from Cenlar before you pay for anything.
Step 4: Pennymac Is Buying Cenlar's Business
In February 2026, Pennymac agreed to buy Cenlar's subservicing business: up to 2 million loans for about 100 institutions. In July 2026, Pennymac said it expected the deal to close in the fourth quarter of 2026. Cenlar will give up its bank charter at closing, and Pennymac plans to move Cenlar's clients over in stages.
Until your loan moves, keep sending requests to Cenlar. If it moves to Pennymac, our Pennymac guide covers that process.
